5 Cosmetic Roof Issues And How To Fix Them

Roof problems can be functional or cosmetic. While functional problems require prompt repair to avoid further damage, cosmetic issues mainly affect the appearance of the roof. 

1. Moss Growth

Moss is the most common cosmetic problem on a roof. The moss itself doesn't damage the roof, but over time the trapped moisture can lead to leaks or shingle deterioration depending on the roofing problem. Fortunately, reversing the cosmetic damage will prevent functional damage, too. Your roofer can clean the moss off using a moss cleanser. They can also install zinc strips under the shingles, which will prevent the moss from growing back.

2. Stains & Discoloration

Stains and discolorations are most often caused by algae, moss, and bird droppings. Cleaning the roof thoroughly will remove some staining, although light-colored roofing may still show discoloration. Some roof materials, like clay and metal, can be recoated to spruce up their appearance. As for bird stains, your roofer may recommend installing bird-prevention items on the roof, such as spikes that prevent them from nesting.

3. Soffit Damage

Many newer homes have metal soffits under the eaves. Over time the paint on these can become scratched or the soffit screens may become bent and warped. Wood soffits can also suffer from fading paint and damaged vent screens. Both metal and wood soffits can be repainted, although wood must be checked for rot and replaced if present. Replacing or repairing the soffit screens will improve the appearance while also preventing pests from getting into the roof. 

4. Color Fading

Over time your roof can fade, especially if you have a darker-colored roof. Fading on an asphalt shingle roof isn't repairable, but opting for lighter shingle colors at your next roof replacement will reduce fading going forward. Clay tiles and metal roofing, on the other hand, can be coated or painted to rejuvenate the color. A fresh coating will also help protect and prolong the life of the roof. 

5. Efflorescence & Chalking

Efflorescence is mainly an issue on clay roofs when minerals in the clay leach out white stains naturally in the first few years after installation. Chalking tends to affect metal roofs. It's when components in the paint leach out and cause staining, which looks like powder chalk. Clay efflorescence will usually stop and fade within a few years of installation, but sealing the tiles can help prevent it. Chalking indicates an issue with the paint, so cleaning and repainting the roof with a chalking-resistant formula is necessary.
