Ice Dam Inspections And Repairs: What You Need To Know

With winter just around the corner, roof condition should be at the forefront of every homeowner's mind. Ice dams are a major concern in winter. The dams form near the eaves of the roof when water isn't able to flow off as the snow melts. Instead, the water seeps back under the shingles and leaks into the house. An inspection before winter can help prevent ice dam formation.

What Does the Roofer Look For?

There are a few things on a roof that can make it more prone to ice dams. Roof gutter issues are usually at the top of the list. The location of roof valleys, roof hips, and roof protrusions, such as vent stacks and chimneys, can also be a concern. A raised edge along the eaves will also increase the chances of ice dam formation.

Can Dams Form Due to Damage?

Damage to either the gutters or the eaves are the cause of most ice dams. If the gutters are clogged or not properly aligned, water may not be able to flow cleanly off the roof. If this is the case, your roofer will clean out the guttering system and then adjust the troughs so they are properly aligned under the eaves. The troughs must also be set at a slight incline so melt water flows toward the downspout.

In the case of the eaves, raised edges can trap melt so it doesn't flow into the gutters or off the roof. The culprit is usually damaged shingles that are beginning to list and curl. You may need to have the roof replaced if more than a few shingles are damaged.

How Can Dams Be Prevented?

Dams can also occur without damage, but there are prevention tactics. If dams occur because melt doesn't run off due to a low pitch or the shape of the roof, heat cables can be installed at the edge of the roof. These come on when temperatures are below freezing, where the cables ensure the melt can flow without refreezing into a dam. Cables may also be installed upslope from roof barriers like chimneys and skylights if dams tend to form in these areas.

What If a Dam Does Occur?

A roofer can fix the issue if an ice dam does occur. Every ice dam is different, so you need a professional to assess it for the best removal option. In some cases, heating the roof gently with cables or a radiant heat device is the best option, while in other case ice melting chemicals may be used.
