3 Signs Your Home Needs A Roof Replacement

1. Your Roof Looks Dark Or Bald In Patches

Asphalt shingles have a layer of granules on the surface. These granules gradually wear away with age. One way to tell your roof is old and needs to be replaced soon is when the granules are so worn away that it affects the appearance of your roof. In the areas with a lot of missing granules, the roof may be darker and look like it has bald spots. This is especially noticeable when compared to a neighbor's home that has a much newer roof. The purpose of the granules is to protect the shingles, so when they're missing, your roof ages a lot faster and is at an increased risk of leaking.

2. The Shingles Curl On The Edges

Shingles need to be flat so rain drains off your roof. When shingles curl up on the edges, rain doesn't flow straight down, and that could increase the risk of leaking. Curled shingles are sometimes caused by poor attic ventilation that makes the roof too hot, but they can also curl due to age and wear. A roofer might be able to replace or fix a few curled shingles, but when they cover a large portion of your roof, your roofer will probably recommend a roof replacement before the shingles crack.

3. The Deck Is Sagging

It may be difficult for you to spot a rotted deck unless the damage is so bad that your roof looks saggy. If you suspect your roof has problems or is past its lifespan, have a roofer check the roof and offer advice. The roofer will check the roof from the top of your house, and they can tell by walking on the roof if the deck is rotted. A rotted deck has to be replaced since the damage will get worse. This condition requires a roof replacement that includes putting on a new deck in the damaged area. If you've determined you need a roof replacement, consider the best time to schedule the work. If you have a leak, you may want to replace the roof right away rather than pay for repairs.

If you can schedule the work at your convenience, then it may be good to have the roof replaced before summer storm season begins or before winter weather sets in.
